Initial consultation
The Initial Consultation is a casual meeting where you show us any sketches, drawings, pictures or written ideas you have about what you want to build. We go over those together and discuss the project, looking at local code requirements and how they will affect your plans, materials you want incorporated in the structure, and your timeline.
Based on information gathered from the initial consultation, GKH Design will write up a Proposal / Scope of Work Letter, including a total price for drafting the plans and payment details.
First draft design
Our first draft design may not be exactly like what you pictured. Think of it as a canvas to paint your design on. Mark it up and make notes all over it. Send it back to us for corrections. Its main purpose is to help us fine tune your design to fit your dreams. These first drafts are often labeled as REVIEW SET, or CONCEPTUAL SET.
Draft revisions/changes
During the design process, communication is vital to ensuring your dreams are reflected in the final design. Because of this, never be afraid to speak up and tell us if something is not quite right. We may go through a dozen or more cycles of reviewing plan changes. That’s OK. Turning your dreams into plans, requires that we listen to you, so always speak up.
Draft approval with builder and building department
When we have a set of plans that you like, we should show them to your builder so they can offer input as well. Often your builder can have good ideas that can save you money or time, it is valuable to get their input.
When we have a set of plans that you love, and that your builder is comfortable bidding, we produce a set for the building dept. in your jurisdiction. If the building dept. needs any additional information or drafting details, GKH Design will edit the plans to meet their needs. (Note: not all jurisdictions in western Colorado require a building permit, and in those that do, plan requirements vary widely) GKH Design is up to date on all the code requirements throughout the western slope of Colorado.

Finally, when your plans are approved, and you are building your dream, GKH Design is happy to consult with your builder to streamline the process.
